WIP has successfully renovated 30 apartment communities over the past 10 years. As we have grown, so have our value-added renovations.  What initially began with light unit upgrades and exterior facelifts, has now turned into full building design, market repositioning, and unit modernization.


We utilize state of the art rendering software for all renovations to help drive our vision and begin the marketing. We create 3D online walkthrough tours of the units which aid us in accelerating the lease-up process and maximize our investors' returns.


Our investment approach targets full properties with supply-constrained, high barriers to entry, and built-up demand selecting deals from the $2M-$50M range.


We negotiate time-sensitive escrows for all new acquisitions while providing comprehensive due diligence to thoroughly understand the project requirements with financial commitments prior to close to minimize risk.


After completing the value add renovations and lease-up, we look to re-capitalize the properties with the goal of returning a significant portion of the investor's equity within 18-24 months.
