Doug Wetton Properties Request for Proposal

Doug Wetton Properties is requesting proposals based on the following information. All proposals should include the following services.

  • Owner requesting Contractor perform the following services:

  • Pull permit

  • Structural - foundations, roof, and structure

  • Provide full underground electrical and plumbing connections or septic 

  • Framing & insulation

  • Drywall

  • HVAC per the call out on the plans

  • Roofing repair or replacement if necessary

  • Rough electrical & plumbing

  • Connection to hot water via existing community boiler, or individual water heaters (also per the plans)

  • Finish carpentry including kitchen cabinets, vanities, closets, baseboards, moldings, interior doors & jambs, and shelving

  • Finish electrical including all electrical panels/sub-panels, lighting (can lights 4 in the living room, 2 in kitchen, 4 in the bedroom), wall switches, wall plugs, smoke alarms, bathroom sconce, exterior light sconce, and carbon Monoxide devices.

  • Finish plumbing including all drains, fixtures, sinks, valves, bathtubs, garbage disposals, and connections

  • Appliances - Installation of all appliances (provided by Owner) including refrigerator, oven/stove, dishwasher, microwave, and wash & dryer when indicated

  • Interior & exterior paint - two-color interior and touch-up or full paint on exterior as needed to match the existing color

  • Exterior Windows & doors - provide and hang all windows and doors (Contractor to spec window and doors and approved by owner)

  • Exterior stucco patch or replacement & wood trim 

  • Flooring - to be provided by Owner and installed by 3rd party contractor

  • Countertops - Quartz countertops in kitchen and bath (also can be provided by owner but installed by 3rd party

  • Backsplash - White subway tile - prefab quartz backsplash in and around the bathroom vanities

  • Showers - Fiberglass tubs & surrounds

  • Misc fixtures - all towel bars, toilet paper holders, bathroom mirrors, exterior address numbers, interior faux wood blinds

Attached a typical order list for the parts we use for our turns. 

  • For other material, we use the following - RTA Shaker Cabinets with MDF fronts (Typically through a company like NGY, Or Elegant Stone)

  • Snow White prefab Quartz

  • Shaw Muse Plank - which we use our Vendor most likely to keep the portfolio consistent.

  • Dunn Edwards Bone color on walls, and Swiss coffee trim

  • Appliances, - typically entry-level stainless steel.  Amana or Frigidaire

ADDITIONAL NOTES

Contractor to provide all permit sign-offs from City and receipt of CofO.

The owner will cooperate with the Contractor on progress & final payments.  The owner will require releases on all draws and the Contractor will work with Bank on all draw requirements.
